Initial Escrow Deposit Calculator
Know What Escrow Costs at Closing — and Every Month After.
About the Initial Escrow Deposit Calculator
Use our Initial Escrow Deposit Calculator to estimate how much escrow money your lender collects at closing, and how much is added to your mortgage payment each month.
When your lender pays your property tax and homeowners insurance for you, it keeps an escrow account. You pay one twelfth of the yearly bills with each mortgage payment, and at closing the lender collects an initial escrow deposit — usually a couple of months of those payments — so the account starts with a reserve.
This is a simple estimate: monthly escrow × reserve months. Your lender’s figure on the Loan Estimate and Closing Disclosure may differ, because it depends on when your tax and insurance bills fall due.
The initial escrow deposit is not your earnest money, and it doesn’t include prepaid interest. To see the full monthly payment, use our Mortgage Payment Calculator.
